We completed the renovation of Chronicle Capital Management's office back in 2018. The building was previously occupied by an attorney's office, but the original structure was built as a duplex.
This project was one of the first we had where we did not change the use! We gutted these units from the floors up (keeping the original hardwood floors) and installed new plumbing, electrical, lighting, mechanical, most cabinets, countertops, appliances, paint, windows, landscaping & irrigation, fencing, roofs, etc. This was a fun restoration project with the original buildings being built in 1939.
To the best of our knowledge and research, this property was once a bank or loan center. We acquired it after it had been converted to a fitness center, which we retained for a few years. We then had the opportunity to work with Press Start Bar Arcade and Cluckers, a chicken sandwich concept founded by the same owner-operator of Brothers BBQ. In similar fashion, we gutted the building and started from the ground up converting it into a mixed use (retail/restaurant) with two great local businesses.
Anchor Auctions occupied this space prior to our acquisition of this building back in September of 2017. We made several improvements to this building before moving in the current Tenant, Acro Enso. Acro Enso is a locally owned and operated business, one of Reno's first large scale movement arts studio with a focus on Acrobatics, Aerial and Cyr Wheel.
We originally acquired this property in 2014, in a very raw state, after a partial conversion to a hair salon. We had originally renovated the building for our corporate office, but after 2 quick years we had outgrown it and moved to 136 Ridge Street (after completing a full renovation of that building too). 618 South Center was then renovated a second time into what is now Brothers BBQ. Brothers BBQ moved from their spot on Wells Avenue to this Midtown location 4+ years ago. There were no existing restaurant improvements in this building, as it was previously used as our office (and a single family residence long before then). We jumped into construction right away, so unfortunately we don't have interior shots before the renovations began. If you haven't checked out this restaurant yet, we highly recommend their brisket BBQ bowl!
What an incredible difference sandblasting can make! We brought this building back to life back in 2019, after a significant amount of work. We replaced essentially every component in the building, along with some major structural reinforcements. The entire property was formerly used for metal fabrication shop, a heavy industrial use. The original use is not known, but we did come across a roll-up door in a wall with a GMC logo on it from what we think is the mid 50’s. We also retained as many original components as we could for historical décor, such as the radiator heaters, boiler piping and vents, exposed roof trusses, etc. We held onto the original metal sliding boiler door, but relocated it to 600 South Center Street for a more functional repurpose.
We transformed this into a mix of retail and office uses, which includes the following local businesses:
Pitch Black Printing, Jet Café, Commence Studio & Dog Gone Amazing.
We can't share too much at this time for this project since it is still in design phase, but anticipate a hopping new attraction on the old Lincoln Highway soon...
In the meantime, there is a great write-up from Alicia Barber on the history of this building on Reno Historical's website: https://renohistorical.org/items/show/84
Stay tuned for updates!
We switched up the use of this building from a childcare center (originally a church) to a University of Nevada, Reno merchandise store - Silver and Blue Outfitters. They opened their doors in 2015, after an extensive amount of work was completed in this building. They are conveniently located across the street from Lawlor Events Center and EL Wiegand Fitness Center.
